As part of a National Mortgage Settlement Michigan was awarded 97.2 million for the purpose of creating a Homeowner Protection Fund. Of that 15 million is allocated to Homebuyer assistance for first time home buyers and 5 million has been allocated to borrowers applying for the Harp Refinance.
Here are the highlights of the program and how you or someone you know can benefit:

• Who: First-time homebuyers defined as anyone who has not owned a home as their principal residence for 3 years prior to the date of purchase. The home buyer must also be purchasing a single-family, one-unit, owner occupied principal residence.

• What: A grant (not a loan so you do not have to pay it back) for up to $3,000 for non-military homebuyers and up to $5,000 for Military homebuyers. Here is the best part this money is available for homebuyers using any kind of financing including FHA, VA, Conventional, and MSHDA!

• HARP Refinance: Borrowers applying for the Home Affordable Refinance Program are eligible to receive a grant of $500 towards their closing costs. This only applies to refinances for single-family, one-unit, owner occupied principal residence.

So if you are a first time home buyer who has been thinking about buying now is the time to take action. Also, if you are a home owner who is upside down with negative equity now is the time to refinance under the HARP loan and lower your rate.
